The Perceived Environmental Quality of Commodity Housing in China: Guangzhou and Beijing Case Study

    Abstract

    The study investigates resident satisfaction with commodity housing inGuangzhou and Beijing. The Perceived Environmental Quality Scale (PEQS) isadopted as a yardstick. The data were gathered during two household surveysconducted in Guangzhou and Beijing in 1995 and 1996 respectively. The data revealedthat residents appraise neighbourhood quality more positively than housing unitquality. The more dissatis-ing aspects include the lack of privacy, and the insuficientlighting and ventilation of housing units. Residents were also unhappy about themanagement of housing estates. The findings of this study should be beneficial to thoseaiming to ensure that the planning and design offuture commodity housing projects aregeared to the needs of their consumers.
